AYU-Project prepared detailed design documentation and BIM models of the engineering systems for five buildings at the Metallurg workforce camp in Zabaykalsky Krai: three dormitories, a hotel and an administration building. The Revit models were developed to LOD 400 and issued together with the detailed design packages.

The client commissioned detailed design documentation and BIM models for the engineering systems of the Metallurg workforce camp building complex. The organisation name is withheld.
Facility
The new-build complex in Zabaykalsky Krai comprises five buildings:
- three dormitories;
- a hotel with an area of 887.84 m²;
- an administration building with an area of 1,131 m².
Scope
Detailed design documentation and BIM models of the engineering systems were required for buildings with different functions. The dormitories, hotel and administration building had to be delivered using a consistent model and documentation structure.
Engineering design disciplines
The AYU-Project team completed BIM design for the following disciplines:
- power supply and electric lighting;
- communication networks and local area networks;
- security systems;
- fire protection systems;
- lightning protection and grounding.
BIM design of the building complex
Common modelling and documentation rules were applied to all five buildings. The engineering models were developed in Revit to LOD 400 and issued together with the detailed design documentation.
The consistent approach enabled the detailed design packages and BIM models for the dormitories, hotel and administration building to be prepared in a coordinated structure.
Deliverables
The client received detailed design documentation packages and Revit LOD 400 BIM models for the engineering systems of three dormitories, the hotel and the administration building. The documentation and models for all five buildings were delivered using a common structure.
