Water supply and sewerage
Working documentation: from 22 days
Price from 50000 roubles
An incorrectly designed water supply or sewerage system can delay commissioning, trigger supervisory comments and lead to costly rework of installed pipelines. The “Water Supply and Sewerage” section is part of AYU-Project’s broader engineering systems design scope, covering building and site utilities: HVAC, power supply, extra-low-voltage systems, fire protection, water supply and drainage. AYU-Project develops design and working documentation across six areas: external water supply networks, internal water supply systems, drainage systems, high-pressure pipelines, pumping stations and internal fire-fighting water supply systems, from residential buildings and shopping centres to industrial enterprises and critical infrastructure facilities. SRO approval, regulatory review, fixed contract pricing and corrections to expert comments within the agreed scope are part of AYU-Project’s standard workflow.
What does AYU-Project design in the “Water supply and sewerage” section?
The section covers the full water supply and sewerage scope of the facility: from connection to municipal networks to the final plumbing fixture inside the building, and from wastewater collection to discharge into a central sewer or local treatment facility.
AYU-Project designs the following systems and facilities:
- External water supply networks - trunk and distribution water supply networks, building inlets, water metering units, wells, switching chambers and pressure-reducing units; design is carried out under SP 31.13330.2021 and SP 129.13330.2019.
- Internal water supply systems - domestic and drinking water supply, hot-water and circulation systems, water softening and treatment systems, and booster units for buildings where external network pressure is insufficient; standard - SP 30.13330.2020.
- Drainage systems - internal domestic and industrial sewerage, external gravity and pressure networks, stormwater drainage, local treatment facilities, grease traps and oil separators; standards - SP 32.13330.2018 and SP 30.13330.2020.
- High-pressure pipeline systems - process pipelines of categories I-V under GOST 32569-2013, high-pressure transit water pipelines, and systems designed for water-hammer resistance and thermal-expansion compensation; regulated by TR CU 032/2013.
- Pumping station design - water supply and sewerage pumping stations, fire-suppression pumping stations and booster units with variable-frequency drives; designed under SP 31.13330.2021 and SP 32.13330.2018.
- Internal fire water supply (IFWS) - independent and combined IFWS, water-filled and air-filled systems, zoned systems for high-rise buildings, fire extinguishing pumping stations; standard - SP 10.13130.2020.
What is “Design of Engineering Systems” and why is water supply a part of it?
Engineering systems design covers the full set of utilities that allow a building or structure to operate: heat supply and heating, ventilation and air conditioning, power supply, extra-low-voltage networks, fire safety systems, water supply and drainage. None of these systems exists in isolation; they are connected structurally, technologically and through regulatory requirements.
Water supply and sewerage are central to this engineering complex. Fire-suppression pumping stations depend on the external water-main parameters; pump power supply is coordinated with the electrical section; wastewater pumping-station automation is coordinated with automation and telemechanics; and internal fire-fighting water supply is linked to the automatic fire alarm system. AYU-Project manages related sections within one project team, reducing technical contradictions and shortening documentation approval time.
What facilities does AYU-Project design in terms of water supply and sewerage?
AYU-Project designs water supply and sewerage systems for civil, industrial and infrastructure construction projects - from compact administrative buildings to large multifunctional complexes and manufacturing enterprises.
Residential and multi-apartment buildings
For residential complexes, AYU-Project develops cold and hot water supply systems with circulation loops, booster units for high-rise sections, internal sewerage with drainage stacks, stormwater systems and internal fire-fighting water supply. For buildings above approximately 15-17 storeys, pressure zoning is designed so that domestic cold water and fire-fighting water supply operate in independent zones.
Administrative, office, retail and entertainment facilities
Office and commercial buildings require high-capacity hot-water systems, grease traps for food-service tenants, branched internal fire-fighting water systems with ring mains, and stormwater drainage with oil separators for above-ground and underground parking areas.
Industrial enterprises and production facilities
For industrial facilities, AYU-Project designs high-pressure process water pipelines under GOST 32569-2013, recirculating water supply systems, industrial sewerage with local treatment facilities, and category I reliability pumping stations with standby units. For facilities classified as hazardous production facilities, the documentation is supported by industrial-safety review requirements of Rostechnadzor.
Infrastructure and social facilities
Hospitals, schools and sports facilities have increased requirements for water-supply reliability. AYU-Project designs these systems with sanitary standards, reliability categories and redundancy requirements in mind.
How does AYU-Project organize the development of design documentation and working documentation for water supply and sewerage?
The work is carried out in stages, from initial-data analysis and obtaining technical specifications from the utility provider to issuing a working-documentation package to the installation contractor.
At the design-documentation stage, AYU-Project engineers define system schematics, perform hydraulic calculations, justify pipeline materials, pumping equipment and fittings, and issue design inputs to related sections. The documentation is submitted for state or independent expert review; AYU-Project supports the review process and resolves expert comments within the agreed scope.
At the working-documentation stage, the package includes pipeline installation drawings, axonometric diagrams, detailed drawings of units and pumping stations, equipment and material specifications, and bills of quantities. Sections such as VK, NVK, ERV and TX are prepared under GOST R 21.1101-2020 and issued in electronic and paper formats.

Frequently Asked Questions
Yes, in the absence of initial documentation, AYU-Project carries out a survey of existing networks: instrumental survey of pipelines, determination of actual diameters, slopes, laying depths and technical condition. Based on the results of the survey, an executive plan is drawn up, which serves as the basis for the development of a reconstruction project.
Yes, designer's supervision of the installation of water supply and sewerage systems is formalized in an additional agreement or included in the main agreement for the development of the WD. AYU-Project engineers check the compliance of the work performed with working documentation, record deviations and coordinate technical solutions directly on site or remotely using photo reports from the installation organization.
For facilities of the I category of water supply reliability (hospitals, continuous production facilities, fire pumping stations), AYU-Project designs double connections to external networks from different directions, backup pumping units with automatic switching on of the reserve (AVR), water reserve tanks of the calculated volume, backup power supply for pumps in the I category. The composition of the reservation measures is justified by calculations at the PD stage.
Yes. The design of cold and hot water metering units - common house metering devices (CDMU) and individual metering devices (IMU) - is included in the internal water supply section. AYU-Project develops diagrams of water metering units, selects the type and accuracy class of meters, and coordinates solutions with the requirements of the resource supplying organization.
For small facilities, one technical specification with a list of all systems and requirements for them is sufficient. For large industrial facilities with process pipelines under pressure or hazardous production facility (HPF) pumping stations, it is advisable to draw up separate technical specifications - this allows for a clearer delineation of responsibilities and deadlines for each section. AYU-Project helps to create the correct technical specification at the stage of initial consultation.
Optimally - at the stage of developing an architectural concept or simultaneously with the beginning of architectural design. This allows you to immediately take into account the routing of communications, the location of pumping stations and water metering units in the design solutions of the building. Involving a designer after approval of an architectural solution often forces one to look for compromise technical solutions with additional costs.
Yes. The design of organized precipitation drainage systems - internal drains, external storm sewers and storm drainage trays - is within the competence of the AYU-Project within the framework of this section. If necessary, stormwater treatment is designed before release into a reservoir or city network.
Yes, AYU-Project accepts assignments for both the entire complex of plumbing and sewerage systems of the facility, and for individual systems. In this case, an agreement is concluded for a specific list of sections; The composition of the documentation and the cost are determined individually according to the parameters of the facility.
