AYU-Project completed multidisciplinary BIM design of the engineering systems for the Portovaya residential complex in Kazan. Design and detailed design documentation, discipline-specific Revit LOD 400 models and coordination files were prepared for the 167,800 m² development.
Client
The client commissioned the BIM design of engineering systems for a residential complex in Kazan. The organisation name is withheld under the confidentiality agreement.

Scope
The engineering disciplines had to be developed in a BIM environment and coordinated across all buildings in the development. The project covered nine buildings, a car park, commercial premises and the external grounds. Discipline models were therefore produced to common requirements and federated for multidisciplinary review.
Engineering design disciplines
The BIM design scope included:
- communication networks, including structured cabling, television, radio broadcasting and intercom systems;
- power supply and electric lighting;
- CCTV and access control systems;
- fire alarm, voice alarm and evacuation control, automatic fire extinguishing, smoke control automation and internal fire-fighting water supply;
- automation and supervisory control, including heat substation automation;
- automated electricity metering, lightning protection and grounding.
BIM coordination and deliverables
The discipline models were federated to check the relative positions of routes, equipment, structures and adjacent engineering solutions before the documentation packages were issued.
The final deliverables included:
- design and detailed design documentation for the engineering systems;
- Revit BIM models at LOD 400;
- models in RVT and IFC formats;
- NWC and NWF coordination files;
- coordinated engineering solutions for nine buildings, the car park, commercial premises and the development grounds.
